    It's a smooth running quite operational mechanism with all the bells and whistles except a remote key pad, which is a must.
    Main thing I encountered with this item is that its to sensitive to up and down movement, The slightest resistance it encounters will stop it and return it to it's up position. I have not been able to change this sensitive. Maybe it can be done but I have not found where it can be done.
